Full job description

We are seeking an experienced and results-driven Project Manager to lead the successful planning, coordination, and delivery of property development projects from concept through to completion. This role is ideal for a professional who thrives in a fast-paced development environment and has a proven track record of managing complex residential, mixed-use, or commercial projects.

The successful candidate will work closely with development, commercial, finance, consultant, and contractor teams to ensure projects are delivered on time, within budget, and to the required quality standards.

Key Responsibilities

  • Manage projects from concept and design development through construction, commissioning, and handover.
  • Develop and maintain project programmes, milestones, and delivery schedules.
  • Coordinate multidisciplinary teams, including architects, engineers, quantity surveyors, and specialist consultants.
  • Monitor contractor performance to ensure adherence to programme, quality, safety, and compliance requirements.
  • Chair and attend design, technical, progress, and site meetings.
  • Manage project risks, issues, and scope changes to ensure alignment with development objectives.
  • Track construction progress and proactively address programme, cost, and delivery challenges.
  • Support commercial and finance teams with contract administration, cost management, and variation control.
  • Prepare accurate project reports for management, investors, and funders.
  • Ensure compliance with statutory approvals, contractual obligations, and internal governance requirements.
  • Conduct regular site inspections and travel frequently to sites, primarily in Eswatini.

Requirements

  • 5–8 years' experience in Project Management or Construction Management within the property development sector.
  • Proven experience delivering residential, mixed-use, or commercial developments.
  • Strong understanding of project lifecycles, procurement strategies, and construction contracts.
  • Experience managing multiple consultants, contractors, and stakeholders simultaneously.
  • Excellent planning, coordination, negotiation, and problem-solving abilities.
  • Ability to work independently and take ownership of project outcomes.
  • Willingness and ability to travel to Eswatini.

Qualifications

  • Degree or Diploma in Construction Management, Project Management, Quantity Surveying, Engineering, or a related Built Environment discipline.
  • Professional registration or candidacy with a recognised professional body will be advantageous.
